@Dylon May, I definitely agree with @Jiri B. and @Nick Holliday- There are limitations with the down payment assistance programs. They also tend to have higher rates. 

As for FHA, This may not be the best option unless you are getting a multi-family. If you decide to house-hack, FHA would be the cheapest up front.

However, with Conventional, as Jiri was saying, you can drop PMI at 80% LTV. Plus, right now there are at least two conventional loan programs I know of that are only 3% down for first time homebuyers. You should definitely call a mortgage broker and see what your options are. Let me know if you need a connection to a lender. Best of luck!

If you haven't found someone yet, definitely call Crawlspace Medic. They are extremely helpful to me as a broker and my clients in Wilmington. The owners of the Wilmington location also own the Raleigh location and they cover Johnston County.
