Post: Baltimore Neighborhoods

Hey,

I am currently researching neighborhoods in Baltimore City to invest in. I'm probably looking at starter homes in the $60-100k range that are fixer types. I'd like to do hybrid investing (invest for cash flow with some forced appreciation).

I plan on looking at:
1. Population growth
3. Employment growth and diversity
4. Increased income
5. Educational system quality and growth
9. Low crime rates
10. Favorable tax rates

How to I quickly eliminate a lot of the neighborhoods? Am I missing any market drivers? Also, are there some good resources I can use to do this research? Lastly, if anyone has any suggestions on good markets there i'm all ears.

Hey Paul,

Also, I also grew up in Pikesville and went to Pikesville High. I now live in SF but am looking at fix and hold opportunities in the Baltimore market. Which neighborhoods...I haven't figured out yet but have a couple ideas.

Are you interested in flipping or rehabbing to hold? Also, have you decided what neighborhood(s) you're interested in yet?

Marco Santarelli Thanks for the suggestions. Luckily, my dad is an architect with a solid rehab team in place. He'll be able to oversee the work. Now i just need to find the right deal.

Minh L. Hey Minh. Thanks for the recommendations. I'lll look into them. However, I think in the beginning i'm looking for free meetings to go to.

Nicholas Spohn Hey Nicholas, I actually think the market is a very steady market with an improving economy and some great deals. It wasn't the landlording i'm looking for though (even with a pm). A lot of the deals I looked at were with tenants that i'd rather stay away from. I chose to use more money in another market to fix and hold and rent to a suitable tenant. I am also looking for a market where I can get greater equity growth over the years. I didn't see it there but could be wrong and would love to talk more if you're still investing there. Shoot me a pm if you wanna chat. I work with a buddy that is rapidly building a sizeable portfolio there and it might be a good mutually beneficial relationship.

Thanks for sending those over. I am interested in 1-4 unit residential fix and hold properties. I almost closed on a cash flow property in the Quad Cities and decided that it wasn't the right market or landlording for me.

Does anyone know of a good REI club in SF? I've searched everywhere (REI Club, meetups etc..) and have only found clubs in the south, east, and north bay. I am a new investor with $30-$40k to invest and would like to get started soon. I do not have a car so it is tough for me to get to these places. However, if you do know a good club in the south, east, or north bay i'd love to hear them because I will happily attend them. Thanks guys and looking forward to hopefully meeting you at these clubs!

I've been reading BP for a couple months now and love it. I have around $35-40k to invest in real estate and am looking at both Baltimore and cities nearby San Francisco. I almost closed on a sfh in Quad cities and then decided it was the wrong market for me. I'd like to get into fix and hold and acquire 2 properties with the above money within the next 9 months. Would love to hear from fix and hold investors and anyone that is active in the Baltimore or SF surrounding area's markets. Hey All,

I am closing on my first turn-key property right now. I've realized that the potential profit in forced equity is much greater and want to get into fix and holding. Do you guys have some good suggestions for a book that is specifically about all things fix and holding? Specifically, 1-4 unit properties.
