New member living in SF looking to invest in Baltimore (or nearby SF)

Hi all,

I've been reading BP for a couple months now and love it. I have around $35-40k to invest in real estate and am looking at both Baltimore and cities nearby San Francisco. I almost closed on a sfh in Quad cities and then decided it was the wrong market for me. I'd like to get into fix and hold and acquire 2 properties with the above money within the next 9 months. Would love to hear from fix and hold investors and anyone that is active in the Baltimore or SF surrounding area's markets.
