Hey John, it’s family property and we don’t want a tenant next door. My wife and I lived there while we saved to buy our first home. I feel like it’s not my issue, but I guess I feel bad for her if she is out that kind of money.

I agree. He claims the entire frame needs to be rebraced. And quoted her 8k to do it.

No contract. Just a title transfer.

There’s really no contract. We went to a notary and had the title changed from my name to hers. Home only. No land was included. The movers are claiming it’s too heavy and will fall apart if moved. I moved it there three years ago and didn’t have a problem. They claimed the movers I used “damaged the structure” and now it can’t be Moved.

They unblocked it and pulled it off the pad then put a few blocks under it and told the girl it’s too heavy to move and won’t make the trip. I had it moved there 3 years ago. No land was sold. Just to mobile.

Title says it all. 🤦🏻‍♂️. The buyer was an eager young lady. Single mother. I was asking 20 but took 18k for the Mobile home. Her movers showed up and claimed the home was too heavy and the roof was bad and can’t be moved. I’ve already signed over everything to her and have been paid. She now wants the money back and doesn’t even want a second opinion on the move. Any advice? My first deal hasn’t gone as planned.

I recently purchased a home and put my mobile home on the market. After tons of showings, rude viewers and obvious tire kickers I accepted an 18k offer (I was asking 20). At this point I’d like to put some more money into my stock/options portfolio. The buyer said she will bring a cashiers Check Monday. So there’ll be no “under the table” opportunities. My concern is that I’ll now get taxed for the sell, then taxed again when I withdraw from my portfolio right? Is there a loophole to prove I’m not using the 18k immediately and instead reinvesting? Thanks in advance.

But I guess my inquiry is if it’s normal to be so high. I was expecting 5k or so. In fact the lender said the 5,700 was a worst case scenario🙄

The increase came from the title company and a $550 nonrefundable deposit to the lender that wasn’t discussed. The title company estimate was way off and the insurance was way off because the current owners lied about the sqr footage. They claimed it was 1,600 when it’s actually 2,700.

Ok. I guess it’s right around the 6% then. Just seems high. I guess that’s something to consider when saving a down payment.
