Sorry for your loss and thanks for the info. I don’t think I’ll have a problem getting the money. I assume a credit union or bank would be happy to work with me since I have good credit, a good job, no debt (other than car note and insurance) and a fairly sizable down payment. I guess my concern, and I asked out of impulse, was if that year I made only 45k would take me from a 3.6 interest rate to perhaps a 4.8 or something. But it seems most replies don’t think that will matter.

Understood. I'm definitely considering FHA. ITs an older home but has tons of updates. Since it's in a rural area,l where home are hard to sell, they're only asking 145k.

That’s correct. We been sort of practicing FIRE and living in a mobile home on family property, but we’ve just outgrown it. So I’m thinking get into this home and possibly rent the mobile.

Hi, I’ve been looking at potential rentals and in the process have found a home my wife and I are interested in buying for ourselves. I spoke to the realtor and feel like we don’t have to get in a big hurry because homes are moving slow in this area (rural area). My concern with making an offer before my taxes are complete is that I’ve heard a lender typically wants 2 years tax records. I started my current job in 2018 and got a substantial raise. If I provide my 2 yr tax records right now, it would be for 2017 & 2018 (45k and 72k) vs if I wait until the end of February when my 2019 taxes are complete, my 2 yr tax records will show 72k and 94k. Is this worth waiting until my 2019 taxes are prepared?

Will this alone make a major difference in interest rates or are there other variable to consider. Also, I have around 18% to put down if that matters.

I would recommend you throw a John Tyler book in there as well. Very interesting character with a complicated legacy. He’s the original Maverick; being betrayed by both the Democrats and the Whigs for his tendency to not fall in line with the party platform.

@Jay Hinrichs a lot of great replies here. Thanks guys. I think I’m getting the jitters being that I’ve taken the steps of actually meeting a few realtors, looking at potential properties, and selling my stock for a down payment. But Jay, you make a great point. I will definitely be relying on financing and haven’t considered your perspective.
