Was the deal in LA area?

Yessir. I figured worst case scenario if I closed was that either tenants would fail to pay rent and/or rents fall overall and any little cashflow would be wiped out; then I'd be underwater on my loan if home values tanked. Worst case scenario if I backed out was that housing prices would go up and I miss out on a deal. Oh well. We can always find more deals.

@Ryan Deasy @Ralph Poirier Here's my research so far but I don't have a good gut feeling about it. There were a good number of listings on the sites listed. However, I made a post on craigslist (well described and well priced) and have gotten absolutely zero email inquiries about that area. It does not look good...

@Ryan Deasy Are you talking about just looking up demographics on websites? It feels the immediate area has lower income people.

There is a house I've identified as a possible house-hacking opportunity. It's great in many ways.

Pros: Good and safe neighborhood, close to a country club, close to decent schools K-12, large lot and livable space. Good potential for expansion.

Cons: I drove by it and it is in the hills where the rich people live. The streets are windy and dark. It was a bit creepy at night to be honest. It is probably a good 5-10 minutes to the nearest major artery of big streets, and 5-10 minutes away from grocery/convenience stores, over 10 minutes away from closest Starbucks. Definitely a drive from other stores like Target and malls.

I am worried about this being a tough sell for tenants who will rent by the room.

Has anyone had experience with this?
