Just like the title says. I am looking to house hack in the greater LA area but there are so many agents out here I don't know where to start.

What questions are appropriate for me to ask to gauge their trustworthiness and competence? I want to find out how good they are and whether they serve me (as opposed to their own agenda) without stepping on anyone's toes or being disrespectful.

What credentials should they have? Do they need to be "investor minded"? Should they be investors themselves? In what cases do I go with my gut?

I've had success with fixers that are underperforming. Nothing sexy. Improve it, add a couple of rental units and couple months later you have cashflow. I focused on properties that had been sitting for a while and had bad agenting. I tried to avoid rent control areas and got lucky.  

There are ways to make it work, but you have to figure out what you're comfortable with have patience and be ready to act.

Just like the title says. Can anyone here recommend a reputable tax services company (or good individual) who is located in SoCal who has experience or is specialized with doing taxes involving out of state real estate investments? Most companies I have dealt with have referral discounts so obviously that's the least I will do for you!
