Odd Location for House Hacking. Will this affect renter pool?

There is a house I've identified as a possible house-hacking opportunity. It's great in many ways.

Pros: Good and safe neighborhood, close to a country club, close to decent schools K-12, large lot and livable space. Good potential for expansion.

Cons: I drove by it and it is in the hills where the rich people live. The streets are windy and dark. It was a bit creepy at night to be honest. It is probably a good 5-10 minutes to the nearest major artery of big streets, and 5-10 minutes away from grocery/convenience stores, over 10 minutes away from closest Starbucks. Definitely a drive from other stores like Target and malls.

I am worried about this being a tough sell for tenants who will rent by the room.

Has anyone had experience with this?
