OK I got my first phone call. (Well this is the second) but this one seems really serious.

Would it be ok if I asked a few of you to walk me through my first call experience?

I will tell you exactly what is happening and can you all advice what I should do? I know my education and I think I now what to do, but I would rather not make any mistakes. Also other newbies could really benefit from this if it is layed out as detailed as possible.

So:

I just got a call from a seller.

I was completely unprepared. I just send the mailers out yesterday. So I didn't go over the script.

I am not sure if he is very motivated.

He wants to sell,  but he started saying that he wouldn't go below 500K and if you put 100K into it you could easily resell it for about 1.2M

Those are really scary numbers.

So what I am going to do now is do my due diligence, do a driveby, and calculate the numbers.

He said he will be on a business trip and he can not deal with this too much till in March. (not sure if it is a motivated seller).

He did mention the house is not as updated as the others in the neighbourhood.

Other than my research now. 

WHat do you all advise I do?

I told him I will prepare an offer within a few days and I will email him the offer.

PLEASE can ANYONE recommend an attorney?  I don't care where in CT, I just really need an investor friendly one.

I am so happy and proud to announce I actually did it. My business went live! I sent out my marketing letters and this was my milestone, transitioning from dreaming to doing!

Now My mailers are out. My cash buyers list is growing, but not very fast. I am looking for serious cash buyers to join my list.

In return I will treat you seriously, with respect, fair, and I will analyze every property we acquire, so all you have to do is look over the numbers and verify our analysis. As I am new I just want a deal under my belt. Making a zillion dollars is not on my goal list yet.   What this means to you, is that for my first few deals I am handing over the savings over to you.

Feel free to pvt mail me with your email or number (both would be better) and you will get the first wind of any deal I get.

Let's start creating a mutually beneficial relationship.

I am looking for agents, attorneys, private lenders, contractors and especially cash buyers.

To which address do you send mailers to?

To the owner's address or the property in question?

It sounds like an obvious question but I read somewhere you actually send it to the property address? Doesn't make much sense to me...

Is this so?

Hi BP,

It seems that a lot of people are having trouble finding Investor Friendly (IF) RE and TC (Title Companies).

I can not imagine why this would be protected info. So those that have really good ones that are knowledgeable, could you just list them?

I am looking around me Wilton Norwalk area, but for all the other people in CT, I bet they want to know what is in their area as well.

Could you all just list a few you use or recommend?

My question to you is as follows.

You say you cant find any deals.

How long have you been trying?

What have you been trying?

I would love to know what you have tried and I can tell you what I am doing and maybe compare notes on what works and what doesn't?

 That was a fantastic read. The odd thing was that I am exactly doing as she says, without knowing about her. And I mean exactly. Found someone to handwrite my letters put it in an envelope for 30 cents per fully completed letter and envelope. I handed her the pen paper envelope, and all she has to do is write, and deliver.

THen her planning strategy is fantastic too.

I am now really excited. I must be doing something right then!

You should do whatever your feel comfortable with.  If you want to make postcards, then do it..it will probably cost more in marketing than the yellow letter route, but I feel that it is worth it for ME in the long run.  I'm trying to set myself apart from others & I believe I do that.

I also include a link on my cards to a landing page which is where I explain the process of what I do more in detail.  I feel the need to be up front with potential sellers right from the start, and then if they still want to contact me & get to know me a little more after they land on my page, then they have that option.

 Indeed. Our thought are identical. I have already started writing them myself. But it is so annoying. I have 40 done and I am going crazy.

I see it this way. Handwritten YL is about 2.3 dollars

My costs so far, 5 dollars for 50 colored envelopes. 5 dollars for 150 sheet YP, 3 dollars a good sharpy and will spend 49 cts on stamps /letter.

That is.. let me think.. . 10 cts (envelope)+49ct (stamp) + 3 cts (YP)= 62cents per letter

for a better impact lets do 1000 letters. that is $620,-  vs $2300,-

So I gladly do the work for such savings. My issue is I have no time. I have just one month to feel the market here before I have to decide to go back to Florida...
