Obviously pick numbers you’re comfortable with but 2% vacancy, 2% cap ex, and 2% maintenance is aggressively low. I also noticed 0% for management. Even if your self managing k suggest you put in the “market rate”. I don’t know about you but I don’t like working for free. 

For a point of reference most commercial banks take away 25% of the gross income to account for vacancy, Maintance, cap ex, and management. Your taking 6%. I tend to use 23% (5/5/5/8) with management being 8% because that’s what I charge myself. 

also interest rate looks pretty low at 3.6% I recommend you talk to a lender and see what they’re lending at these days. We’re starting to see rates creep over 5% in our markets.

if the gross income and price is accurate my guess is this will still look “okay” after updating the numbers to reflect the way the bank is going to be looking at the deal.

 awesome insight and this is a property I already purchased at the 3.6 % interest rate and you are absolutely right  with my numbers being aggressively low and I will use the 5/5/5/8 to be more on the safe side of things thanks a lot for your awesome advice ‼️‼️‼️

QUICK UPDATE HERE GUYS THE TENANTS HAVE MOVED OUT PEACEFULLY AND KEPT THERE WORD WITHOUT DOING ANY DAMAGES TO THE PROPERTY! AFTER THIS EXPERIENCE I HAVE DEFINITELY UP MY EDUCATION UP PURCHASING MULTIPLE BOOKS STARTING WITH “ managing rental property by @branden turner GREAT READ AND INFORMATION LOOKING FLRWARD TO CONTINUE TO GROW AND LEARN !!

I’m seeing this 2 years later but I’m curious I am a active flipper and new landlord down here in Miami specifically in Miami-dade county and broward I want to know are those markets still the hot spots@George Munoz I want to start the move up north in my land-lording journey

Thank you guys so much for the awesome advice this is my First rental property so I just wanted some experience advice and I definitely got it I am so grateful for bigger pockets platform and I will start to Begin the Eviction process thank you guys again well needed information

Hey Bigger Pockets Family as you guys know I recently purchased a multifamily and I am now going through a situation where It was recently brought to my attention the tenant has been subleasing the other side that I rented to them . In results to this they have officially broking the lease we had in agreement I have brought this to there attention through a face to face meeting where they said they will be leaving next month on the First but won’t sign it in paper they will be leaving how do I go about them not wanting to sign the contract that they will be leaving on the date they told me verbally ????
