Hello BP, I'm a newbie in this whole investing business. I would like to get started investing by wholesaling properties to help build some capital and then transition into fix and flips and buy and holds. I am in an area where some properties are still going for under 10k, also I'm about 30 minutes or less outside of Detroit. I haven't come across any deals yet but I got curious and put up a few Craigslist ads. Not shortly after I received 2 emails from other investors who have properties that are in the process of becoming tax foreclosures. Only problem is I Don't know exactly what to do next to wholesale them. Please help!!!

Hello BP,

My name is Jerron. I am an inquisitive and aspiring Real estate investor out of Metro Detroit. I am currently unemployed with hardly any capital but a lot of knowledge and ideas. I am looking to venture into property preservation to help build links and capital to fund further investments. Is this a logical strategy? Or is the foreclosure market not dense enough for a newbie looking for work?

I potentially I have my first deal under way. I think the analysis paralysis is setting in well. I luckily have used the BiggerPockets wholesale calculator and the numbers look good. However how do I advertise and market this property correctly to move fast. The seller is looking to move very fast due to job placement and would like to move as soon as possible. The property is located in the same state as me just not sure of the down river area. Also the seller would like to sign the purchase and sell agreement at the day of closing, is this possible? And still be able to find an end buyer?

@Roman Pak I agree with you 100%. I feel some companies websites are the face of the company. And without a face no one can actually see what your company does. I appreciate the comments and opinions of both you and @Ned Carey . Thank you

I believe it is possible to  negotiate a lower purchase price through the agent and inturn assign the contract with a low to minimal assignment fee.

Thanks @Account Closed I guess I wanted a company website to display what the company offers such as services, solutions, while also catching leads. Should the website have the company name? or should i use a generic name?
