@Joe S., I haven’t managed a property for the padsplit model yet, however it’s interesting. Is PadSplit a company you need to work with to essentially find tenants and then they hand the boots on the ground stuff off to you? Look me up on google and let’s schedule a time to chat more about it. I currently manage 18 properties in San Antonio. “Your Home Away Management San Antonio”.

We had a similar issue recently, but we sent them the email chain that showed we were granted a permit and it was reinstated. When it’s time to renew we probably won’t because of this exact scenario. We are t protected at renewal time. 
Try reaching out to this person and tell them you’ll gladly go through this process when your renewal date comes up, but you should be allowed to continue operating. riley boesiger at sanantonio.gov

@Paul Martynov, with the DSCR loan are you looking to do STR with it. I'd say the 300k property is probably going to get you a 3bed home which is the most competitive in San Antonio. If you're buying in a desirable neighborhood and have the capital to do fantastic design and furnishing, you will still do very well. But if you furnish a three bed home just to look good, you'll likely not perform well. My properties that I manage in San Antonio that do the best have unique design that you wouldn't find a regular home to live in. And a pool is possible. Vibrant colors, wallpaper, etc. I'd be happy to chat with you about the short term rental market in San Antonio and even pass on the designers that I would recommend.

If I’ve got the capital to furnish and decorate a property to compete in San Antonio, then do STR. Otherwise, do LTR. I’m an STR for 17 listings in San Antonio and you gotta compete, especially if you’re getting a standard 3/2 house.
