Hello! There’s some great advice here already, however one key thing they’re not mentioning is your 4.58 star review score. That may be giving potential guests pause, and also not putting you in the algorithm’s favor. For Airbnb I’d recommend making a new listing and focusing on improving on the things mentioned in reviews.

Let me know if you're interested in the STR method. You could house hack a duplex with STR and either self-manage or look at a property manager/cohost like "Your Home Away Management, LLC".

Hi Brandon, depending on the location you could probably cash flow more than that as a short term rental or mid-term rental. I currently manage 12 in San Antonio with a 4.98 overall review score and I'd be happy to give you a revenue projection. Send me a DM with the address and I can get that to you relatively quickly. Also, there's specific insurance policies (not simply landlord policies) that cover you for commercial use like STR. Companies like Proper Insurance can be both your homeowners policy and STR commercial policy in one.

I've used a company downtown for staging before, so I'll look for their info. Would you be interested in getting a revenue projection quote to use it as an STR/MTR? I recently got a $13,000 MTR booking at one property. My management company, Your Home Away Management, LLC, manages 12 in San Antonio currently with a 4.98 review rating on Airbnb. In San Antonio we pay the Local and County HOT monthly via the Avenu system, and we pay state taxes quarterly. Total is 16.75%, but obviously the guest should be paying this and we just submit it. I believe in Booking.con you can input your taxes and they'll calculate it.

Those content makers are great to follow and trustworthy with the advice they give. Let me know if I can help you run some revenue projections and give you any tips. PS: Have you checked the STR regulations in that city?
