@Tom Gimer  Without an address of known place of service, are they still able to tall them down?   Perhaps I'm mixing processes, do process servers take something like 25-50%of the debt collected?

Don't know if it works, but I literally did this 5 mins ago.  Send them a message asking where you should send the security deposit money leftovers after fixing any damages.  

That's all I have as my ex-tenant was unemployed when he moved out. I know what bank he uses. But I don't think they'll give me anything.

As most everyone else had said, walk away. Quickly. 

Regardless of the value, or lack of, from am inspector, the owner's refusal of one should be a huge red flag. 

Then because I have trust issues, I would not be surprised if he's not collecting more for rent than he's indicated. 

Again, walk.

Curious, why give them a cashier's check/money order to begin with? Why not give them a regular check?

Hello, I had a tenant I inherited, who left at the end of his lease, and still owes for last 2 months rent.  The security deposit covered damages.  My question is does someone have a site or forms they can share so I can file, pro se, the Rent & Possession Judgement in St. Louis city?

I read that I need to file and affidavit, petition, non-military affidavit, and motion for appointment of special process server.  Unfortunately, I have not yet found online forms for these.  Any help would be appreciated.

I agree with what both of the others have said. If you give in to this, then what will you give into next?  What I try to do is apply the same rules to all of my tenants. I don't want one to come to me and say why did I give so and so a break and not them.  What ever your policies are, they should be for all of your tenants.  If you were ever sued, it's possible that preferential treatment could be brought to light.  None of your actions should be personal.  It's just business. 

However, this is your business. You run it like you want.

It's tough in Missouri.  Last week I had 10 places to look at with my agent.  7 went under contract before we looked at them.
