I've recently had a tenant move out. When the locks were changed, my guy tells me the AC Condenser was stolen.  Makes me madder than I can express.

My question is, where is the best place to buy cages to minimize this in the future?

In short, it may take a month to set up your account rollover money into it, then get the custodian you cut you a check for a down payment. What you might want to do is create an LLC where you are the manager and the custodian is the owner. Then you can open a checking account utilizing the LLC's EIN. Once all that is done, you will have check writing ability. Just be sure to keep an arms length away.

Welcome to BP.  Be cautious with 'as is' listings.  It could be the seller is hiding issues (bad roof, leaking foundation on good rains, yard floods, sewer line problems, etc).  Or if it's vacant I've seen them where the copper water lines are missing, cabinets missing, AC and/or furnace missing, water heater missing.   The good news is that most of these can be identified with a home inspection.  Heck, a walk through should notice the missing items.  And that's what I really want to stress. Just because it's 'as is' you should still at least walk through it during the inspection period, if not get it inspected.

Thank you for the answers. This is my first time selling a rental.

My preference is to have a tenant in place. The hope is that I'm happy with rent amount and that the tenant is good.  But hey, a boy can dream, right...

I have a duplex in south city I'm going to list next month with one tenant and one open unit.   My question is, when you buy a property and inherit a tenant, do you like to see a long term lease?   A tenant with a short term lease?  No tenants so you can get your own?

I have been using Sunwest Trust for a couple years. They are hands off, so if you need guidance you may want to utilize another company. I created an LLC and have check writing abilities. With this I am able to easily give earnest money checks and go to closing without any problems.

The struggle I had with SDIRA was finding a lender who would let me buy what I wanted. The lenders have restrictions of all sorts. So I buy with cash and have no problems. I can't use the BRRRR strategy, but I like my gamelan and I work it.

@Garrett Hawk  Have you tried calling the work number after hours or on the weekend to get the company's name?  Or tried a reverse lookup using the work number? 

And why doesn't my phone let me tag people?  When I use a computer there are no problems.

To follow up, my ex-tenant couldn't refuse the opportunity to get any money and responded to my request for his address. Now on Monday I can file a judgement against him.
