I do mine one year out. i do price more aggressively 6 months out, especially if it is more peak season and slowly come down and time comes closer.. I use wheelhouse.

I am also not a big supporter of arbitrage. I would rather use the funds to setup the arbitrage unit towards a down payment on an owner occupied property or vacation rental.

The most important part is the team. if you can build a killer team of handymen, cleaner, and a couple trades you can manage anywhere.

I think your best bet if to reach out to a great investor friendly agent in that area who OWNS or manages beach condos. They will give you the best possible estimate on costs because they incur them themself

 I prefer to let the pricing software , that literally ONLY does pricing  and nothing else, do its thing! Pricelabs and wheelhouse both great options and sink with Guesty

You are on the path to success already Davarious just considering how you can start building generational wealth at such a young age. My suggestion would be to get an FHA or owner occupant loan and purchase a house hack type of property.This could be a single family home where you rent out the rooms, a single family home with a seperate mother in law , or a multi unit !

This is give you a good idea on how to be a landlord, running a property, and so much more

I would say it matters a bit more on the type of property. I think you can make it happen in most places in the US but it really comes down to the deal! Best areas are those with affordable taxes, good rents, high quality of living, and good appreciation!

I don't know about your local Austin market but I have done this in Salt Lake City and here they are very ADU friendly. Due to the housing shortage the city wants people to build ADU's. The biggest hurdles you have to get through is running utilities to your ADU if there aren't any there currently. That is usually the most challenging especially if it involves ripping up a good portion of your yard. BUT IT IS WELL WORTH IT!
