 I prefer to let the pricing software , that literally ONLY does pricing  and nothing else, do its thing! Pricelabs and wheelhouse both great options and sink with Guesty

You are on the path to success already Davarious just considering how you can start building generational wealth at such a young age. My suggestion would be to get an FHA or owner occupant loan and purchase a house hack type of property.This could be a single family home where you rent out the rooms, a single family home with a seperate mother in law , or a multi unit !

This is give you a good idea on how to be a landlord, running a property, and so much more

I would say it matters a bit more on the type of property. I think you can make it happen in most places in the US but it really comes down to the deal! Best areas are those with affordable taxes, good rents, high quality of living, and good appreciation!

I don't know about your local Austin market but I have done this in Salt Lake City and here they are very ADU friendly. Due to the housing shortage the city wants people to build ADU's. The biggest hurdles you have to get through is running utilities to your ADU if there aren't any there currently. That is usually the most challenging especially if it involves ripping up a good portion of your yard. BUT IT IS WELL WORTH IT!

a standard lease is your best bet . it should make the tenant happy because they'll save airbnb fees and hopefully you can pocket some more as well.

Hey Michael! Totally have the same issue with my Schlage and August/Yale locks. It doesn't accurately display the current lock condition and goes on/off line every few hours. The cold weather tends to drain the battery for me as well

One incentive I have seen people use to get good cleaners is to give them a certain percentage of the rental income (1-2%) plus their cleanings feeds. I have also experienced owners give cleaners a bonus for every certain amount of 5 stars they get in the cleaning category!

I love making sure there is a workspace or multiple workspaces in the home. I try to target guests who work remote and having a desk or even standing desk with a monitor seems to be a great selling point!

The classic certified check!! A bummer especially if it looks promising on the earnings side at first but it is scam. I always try to keep on platform if possible. Airbnb and VRBO and the like offer you the insurance and protection policies so it's in your best interest to utilize them!!
