My onboarding usually involves having my team send the prospect with our onboarding documents and I will either meet in person or do a zoom call with them to talk about our process and see if we are a good fit for one another.

If they want to move forward, they fill out the onboard docs which I pass to my VAs and they setup the listings.

I always follow whatever the cancellation policy is. Same as when you book a flight and have to cancel, they never differ from what the policy is agreed upon. 

If I end up rebooking the dates I can have a conversation with the guest but that is my rule. follow the cancelation policy and don't let emotions get involved.

Having nurse friendly amenities is important : blackout curtains, allows pets (many bring pets), good mattresses

It is pricey but I've heard they are super reliable.. 

I used the August Yale ones for a bit and they work fairly well sending out automated codes but if the cube ever gets disconnected than it wont send codes. It is also kinda a pain in the butt to setup where they can send codes with the August Yale locks

Anyone  have experience sending automated codes with the Encode on AIrbnb?

Yeah I am not a fan of this... We will have to see how their algorithm judges the photos. I would hate to have weird photos highlighted that shouldn't be

you usually can save money by hiring out per trade and managing yourself. I've made some bad hires and it has cost more than it would have been to get a GC from the beginning. At the same time, I am better prepared for the next one, learned alot, and have good contacts now
