Having a little bit of a emergency fund is important. You don't want to put yourself in a super tight spot where you don't have the ability to pay for a large expense (which are inevitable)

putting a post on your local state hosting facebook group might be a good option as well.. Im  sure TN has one.

It is my understanding that if you rent by the room in your personal residence that you are still entitled to the entire 250K tax benefit if you lived there for two years (regardless of whether a spare room was rented or not)

And I am speaking in terms of a single family home ONLY. Multi fam is different.


Please if anyone knows or any CPAs could confirm, that would be amazing!! Don't want to give out false information but I am in a similar situation right now and am curious how it is going to work in the coming years.

I recommend using TurboTenant !! I use it for my mid term rentals. It posts listings on so many different rental platforms... far more success than FF for me personally

LLCs are more for asset protection rather than tax advantages for RE

I do not recommend a 110V, as others have stated, takes so long to heat and in the long run isnt worth it

I'm in SLC , Jan Feb and March are our best months and this was most definitely a slower winter. February still good as always though. Thanks for sharing
