Probably a lot of investors would ask you for the lead. If they are a good person then would cut you a check for a finders fee. You could always wholesale it yourself. If the house is priced fairly, there is a good demand in Dayton and can sell quickly.

What part of Dayton are you in? Like others have mentioned STR for traveling health care is a great option. Especially if you are near Miami Valley or Kettering Medical. My friend has STR in South Park that makes a killing.

There are a few 4 plexes on the market now. None of them take FHA?

I suggest the duplex option like someone else mentioned. There are plenty that will hit the numbers in Dayton.

Hi Bruce,

I have a few properties in Dayton. A lot of the investors in Dayton use @Ryan Ingram who specializes in insurance for investors. I know he saved me money compared to other agencies. 

Water, sewer and trash are billed quarterly.

Biggest downside of the HELOC, in my opinion, is that the interest rates are variable (although mine has actually decreased since last year). You'd have to shop around for draw periods and payback periods, too. Banks vary in what they offer.

This is the exact strategy I am using in Dayton on a wholesale deal I am closing on next week. It is a solid approach and you control a lot of the variables. Plus if times get tough or unexpected expenses pop up, you can pay interest only on the HELOC.

I am out of state with rental properties in Dayton where I am from originally. In fact I haven’t seen my properties in person yet lol. I rely on my Property Manager who is great with the renters and he has a team that is streamlined to make inexpensive repairs and improvements. If you have a good team in place it flows smoothly with little hand holding and worry. If you need recommendations for a investment realtor and property manager just let me know.

For what its worth, I was setting up my business account at Chase yesterday and asked if they do HELOCs on rental and the banker said they do and they just started 6 months ago. Maybe worth a shot.

Do you have much equity in the rentals? I wonder if they want a larger amount of collateral. It might be easier to get a HELOC on one of those rentals if that would be possible and use it for the same thing with a lower interest rate.
