Hello,

Looking at some Turn Keys projections for management fees, vacancy, maintenance they project 8%, 4%, and 4% respectively while my calculations are for 10%, 5%, and 5% on my calculators.  Am I overestimating costs or are my numbers a good safeguard against the unforeseen when running a projected deal?

Hello total newbie question,

If a seller is requesting cash buyers only, will my approved HELOC be considered since I don't have to wait for financing?

I’ll play the devils advocate and ask what about a 51k duplex I’m looking at in Dayton, OH? There are plenty of properties around like this that I could fund around 15... I can build up my balance fairly quickly with the long term renters in place.

Thanks, yes its good to know an area but I am not going to let that limit me to only places I know if the deal is right :)

Hello BP!

I am Jeremy and I grew up in Dayton, Ohio but currently live in Washington state. I am looking to start investing in Dayton because I know the area as well as a lower cost of acquisition and ROI compared to Washington state. I work in pharmaceutical sales which affords me a decent pay and flexible schedule and I truly enjoy it so my properties will be passive income which will further support my family.

My parents have a college rental at the University of Dayton which does very nice and I like the idea of that model as a fairly safe and reliable source of passive income. My ideal type of property purchases will be multifamily and I want to start out with at least a duplex and hopefully scale up to apartments to minimize costs. I will be actively looking for properties in coming month so any tips or places to buy(or not to buy) as well as turnkey companies or private sellers would be greatly appreciated.

That is great to hear as I am looking to buy my first investment in Dayton where I am from. My parents had a duplex in Belmont which had some crime but was definitely a profitable location for a rental and where I will probably make my first purchase.
