Is anyone having luck with HUD? I've made multiple offers and been through the bidding process. Although, I can't get close to numbers that make sense for a flip or wholesale. Are the deals on MLS drying up? Should I focus on off market deals? I gravitated towards the MLS because I can see the deals. Direct mail you can't see the deals and there's no guarantee I'll get a deal. My end goal is to flip. Advice please

Clint Coons explains LLCs very well on youtube. He even runs a business setting up LLCs for real estate investors. Maybe check out a few of his videos. He makes it very easy to understand this confusing topic.

Thanks @Colton Cook. Where would you start your search for a 4plex? I plan on giving it to a management company for maintenance and such.

@Sam Bhullar I think it works well. Altough, I don't have a benchmark as i've never used anything else. The site is super easy to use. You can generate leads on the site, which is claimed to be gathered from local courts all around the counrty. Once you gather them, you can put them straight into a direct mail campaign right there on the site. They send out postcards. I'm not sure how well postcards work because I've sent about 600 and haven't received any responses. I think you could download your list and go with yellow letters. There is a one month trial so it wouldn't hurt to give it a shot. The membership is over 100 dollars after that.

I have REIPro. What are all of your thoughts on this one compared to others you've used. I like the direct mail campaigns you can use to target the lists you built on that software.

Thanks everyone! I have done a excessive amount of educating when it comes to real estate investment. Wholesale especially! I understand to get houses as low as 50 cents on the dollar, how to estimate repair costs, and how to pull comps for a property. It's finding the leads that is the hard part. Being a successful wholesaler takes a strong understanding of marketing. Haven't given up on it. I will keep trying. @Colton Cook, I looked into getting a VA loan yesterday. I was preapproved for 300,000 no money down. Now, the trick is to find a good investment property. I'm thinking a triplex or quadplex. Any suggestions on how to find these properties?

I'm currently trying to get started investing in real estate. Heard wholesale was the easiest way to start so that's what I've been attempting. Although, it's not as easy as the "gurus" say it is. I've put up bandit signs and sent direct mail. I got a couple calls but they weren't the smoking gun I was looking for. Still getting after it but I will say it's been a bit discouraging. Any suggestions? I will never accept defeat! Till the end!

Locating prospects is the hardest part of investing. Learn to find the DEALS and the rest will come naturally. Beware of the suspects!
