You can have a home office. Just has to be secure. Only used for work, key Lock on door, shredder, lockable file cabinet, and password protected computer.

Hello, I think I have passed my phone interview and am now moving on to the demo. During the home inspection did they look through files or just want to see you have a place for them

The numbers for Hud houses don't seem to calculate for me. I was taught to buy properties at 70% ARV - repairs. The lowest I read mentioned was 70%. These are tight margins. Anyone care to chime in on expected profit and which lender agreed to these margins?

Thanks for the advice Bill. Social skills Is an area I'm trying to work on. I'm definitely not a social butterfly. I've been doing a good amount off cold calling just to get used to talking to sellers. I've become tremendously better from it.

Pratik P. Are you using direct mail or are you letting wholesale investors bring you the deals? Thanks for the advice by the way.
