Is anyone having luck with HUD? I've made multiple offers and been through the bidding process. Although, I can't get close to numbers that make sense for a flip or wholesale. Are the deals on MLS drying up? Should I focus on off market deals? I gravitated towards the MLS because I can see the deals. Direct mail you can't see the deals and there's no guarantee I'll get a deal. My end goal is to flip. Advice please

First, thank you for your service!

Welcome to BP, now, there is probably a deal within 5 miles of you, you won't find that in the mail! 

Learn how to "walk and talk" real estate, you can find people everyday wanting to buy, sell or lease a house at Wal-Mart! Or a coffee shop, or church, or in line at a theater! This is a people business, it's not a cookie cutter assembly line. 

I suggest you avoid wholesaling and wholesalers, you don't need legal problems and JAG won't help you in civil matters. 

Go to the post housing office, they should have a list of "approved" landlords and properties to lease. Those landlords may well have properties to sell that are off market, talk to them.

And, learn the basics of real estate, not ways to deal in it as all transactions are anchored in the basics. 

There is no push button method more effective than walking and talking meeting people!  Good luck :)
