Hey thanks for your service! I recently left active duty and switched to reserves and continue to serve there. I think that is a great idea and does take some patience but as long as your wife is on board should workout for you! Finding your strategy is going to be key to growth and success in real estate. Networking events could be a local RIEA or meetup. I know that there are several meet ups up and down Northern Utah to Provo. I have been trying to meet up with several investors and business owners on one on one basis to try and grow my network.

I will state first see an attorney who is experienced in putting together entities.

In the operating agreement is where you are going to want to put the accountablity issues front and center. If it is black and white spelled out as to who will do what then if a partner doesn't hold up their end then legal stuff can be done at that point. 

Bottom line if the trust isn't there even if you know the person then you need it in black and white. Any partnership you do in this business should be in black and white to cover each person. I have heard advice that it shouldn't matter if it is your brother, sister, someone you trust implicitly verbal agreements are easy to get out of and when money is on the line and being risked agreements should be in black and white.

If it is listed the price may end up being what the listing agent has decided it can get and maybe close to a market retail price if it was a performing asset. Be a bit more conservative in your over estimates with the scope of work that needs to get done. That way you have overage in your estimates should you need them. I use 15% to 20% overage in my rehab projections should I need it. 

Also my thought is that what we do as investors is buy at some sort of pro forma even if we are buying an empty box for pennies or dollars. The pro forma is what we think it will be worth at the end. If your value in your head is more than what the list or asking price is there is value in it for you. Anyway all that rambling to say that this is going to be value driven -the value you see it being and can convince your investors/lenders to go with you in on the project. 

Do  comp search and see what other 10 units are performing at is another suggestion that goes along with this line of thinking.

www.UtahREIA.org is one of the couple Real Estate meet ups here in the Utah area. But there are quite a few investors here and there is a ton of stuff to try. Best advice though is find someone who is doing what you want to do and learn from them. And if it doesn't fit find a different aspect you didn't know and try that. At the end it is consistency and drive that will get you to be successful!

I would sell! or even seller finance it to your tenants if that is an option because then you get cash flow for awhile longer and they get to worry about the maintenance aspect. It all depends on your strategy and current needs.
