I'm an electrical engineer working for a consulting firm in Memphis...

Falling in love with real estate... Love DIY, love improving communities!

Looking to plug into the memphis area market :) 

Recently closed on my first property right on my 26th birthday. 

3 bed/2 bath with a 2 story guest house... in the process of bridging the gap between breaking even on the mortgage and making the property cash flow

goal is to live in upstairs unit and rent out everything else to achieve a 19.2% ROI at my personal residence.

anyways I've gone on far enough... looking to buy more soon

Thanks :) I'll be sure to keep at it. Lots to do concerning renovation and education. I've been keeping a pretty detailed log of repairs so before and after shots should be an easy showcase! I'll be sure to throw those up sometime, for now it's time to dive into the forum. Best not to waste anyone's time with questions until I've studied up. Never would have imagined that BP podcasts would overtake my love for Spotify haha.

Anyways, besides MIG what are some other avenues to network with more experienced investors in Memphis?

I've got a good mentor but Id like to gain many more and certainly ones with specialties beyond single family. Naturally, I want to BRRR my way into some real working capital but that is such a broad thing to say that it's practically meaningless...

Best places to find properties with major electrical problems? honestly any large problems lol, since no repairs are really out of the question... I want the largest discrepancy b/w purchase price and ARV without buying strictly from the shoddier parts of town
