Hello Baltimore City, Hello Maryland - It seems that when a multifamily building goes vacant in the City, Baltimore Housing will classify that property back as a Single Family dwelling

1- Is that accurate? 

2- How to have it "re-zone" it as a MF?

Thank you @Joseph Cacciapaglia and @Nick C. I am reaching out to my RE attorney immediately.

@Theresa Harris, thanks for your input. I've confirmed that the owner who sign the contract indeed owns the property.

One detail to add is that my original purchase price was $55K. The wholesaler begs me to add $1K after we verbally agreed on $55k, stating that his price from the owner was $55K as well and he was hoping that the owner will reduce $1k or 2K. As Nick said, a $1k jump wasn't a big deal; I said let's do $56k. 

Then, on July 6, he texted me the following..."I am not lying, I have a $100k offer right now. I will stick with you. I declined the offer out of good faith to you". This wholesaler has definitely been trying.

Hello BP - 

Need your input here.

We went under contract on a property in Baltimore about 20 days ago (06-22-2020). The closing date was set for July 17. It is a wholesale deal. Both the owner and wholesaler signed the PSA and the assignment. My purchase price is $56K. Today, the Wholesaler texted me stating the following... "Sir, I spoke with owner. He's looking at stalemating my contract until it expires. Change the deed of the property into a Maryland LLC and accept another offer for $73K. That is what he told me today. Please, please, please, if you can match $73K he will expedite the transfer of the deed in the next week or so and continue with completing this transaction with a closing date in the next 14 days. Please advise and thanks in advance".

BP, I am just looking for suggestions on how to handle this.

@Anna Andreyeva, It seems like the loan officer is looking "the name of the business and address". I will give him "part" of the closing docs and explain what you just posted here.
