Hello BP Community,

I’m posting on behalf of a friend who urgently needs help finding a reputable contractor in Birmingham, Alabama for a duplex rehab project.

Background:

  • My friend lives in Maine and purchased a duplex in Birmingham in June 2024. The property required substantial rehab.

  • He initially hired a contractor and paid $45,000 upfront. That contractor failed to complete the work and has since filed for bankruptcy.

  • Recently, we connected with another contractor who visited the site, reviewed the scope, and expressed interest in completing the job. We had promising conversations and agreed to proceed.

Current Situation:

  • The contractor insisted on purchasing materials from Home Depot himself and having my friend pay over the phone. We declined and explained we preferred in-person coordination.

  • To move things forward, my friend flew down to Birmingham and has remained on-site, ready to oversee the rehab through completion.

  • Since his arrival, the contractor has gone silent — not answering calls or responding to messages.

  • We now need a reliable and professional contractor to step in and help us salvage this project.

What We Have:

  • A clear Scope of Work is ready.

  • A standard contract agreement has been drafted.

  • My friend is physically present in Birmingham, prepared to coordinate and support the project through completion.

If you are a contractor or can personally refer someone reputable in Birmingham, we’d deeply appreciate your help. We are looking for a pro with experience in rehabs.

Hey BP community,

I used to rely on AreaVibes for their Livability Score when analyzing potential multifamily real estate opportunities, but I recently noticed that they no longer provide that single score for an address.

I'm looking for a similar site that offers a single, easy-to-read livability score rather than multiple data points that I have to manually dig through.

Does anyone know of a good alternative that provides a simple, at-a-glance rating for neighborhoods or cities? Thanks in advance!

I haven't post a vacancy on Facebook market place for about a year or so...it use to generate 100s of inquiries/responses daily, but I posted a vacancy a week ago and it hasn't generated a single inquiry. What am I doing wrong?
