So before the change pro basic members were never supposed to be allowed to view it? 

Sorry to bring this back from the dead.  Been a busy summer and I haven't been on here in awhile but it looks like plus members can't view the pro forum anymore?  Up above it mentions this as just rebranding, did things change?

I've found it depends on areas too. Sacramento, CA for example, barely saw any homes drop below 85-90% even if they were listed for a long time.

Check out hudhomevalue.com for recent sales in your area. I think it gives you a pretty good idea.

How does a contract work when one clause somewhat contradicts another?

For example:

In no event shall "company A" be obligated to reimburse "company B" for any cost overrun not expressly agreed to by "company A"

and

This contract is final and binding. No amendments to this contract shall be effective unless in writing and signed by both parties.

"expressly agreed to", from what I researched, can be an oral or written agreement, but this second clause states nothing is effective unless in writing. If someone from company A agrees to a change but it isn't in writing, it will be hard to prove, but the first clause makes this possible...or does the second clause make this not possible....

Also, if someone like a secretary orally agrees to a change, does the first clause hold the company responsible for her making the decision for that agreement or again, does it need to be in writing??

I might have an in to get a good deal on one or two 1987 doublewide hallmark-yorktown mobile homes (that's what they're listed as). Both are 3/2.

I know very little about mobile homes but do believe I can get these for a pretty low price of $2-4k each. Is there any market for someone buying these and hauling them away if I can get them at this price? I'm in California by the way

I submitted a repair request to the seller and they won't be putting up the fire/co2 alarms I requested. I know in California this is usually an automatic fail when it comes to getting the appraisal. I don't want to waste any money for a second appraisal if these HAVE to be installed. Anyone with experience please let me know.

Do any of you put limits on how much you want your hoa to be when looking? Found a nice townhouse community in Florida but 300 for hoa a month. Need to see exactly what that large sum of money covers...

I was set on Sacramento for investing but doing more research tells me it just isn't right unless you have competitive advantage that others don't. you're money will go further our of state as well. I'm going towards the east coast for investing now.
