I know I'm bringing this post back from the dead but I've been thinking about going straight to being a broker because of my degree. this will bypass having to hang your your license on another brokers wall, correct? Also, you don't need to split any money from sales as a broker unlike an agent, right?

Is it easy to see if work has been done to fix foundation issues? house I'm I'm looking at is from 1948. I see cracking on one wall in the house and there's probably probably about a 1-2" dip in another bedroom.

I have very little experience with homes that aren't built on solid slab foundation. A lot of the houses in my price range are on raised foundations. While I have no problem with this, I'm not sure if any properties I looked at so far were completely level like the solid slab foundations I'm used to. Do all raised foundations settle a bit or have I just had the luck of finding a lot of homes with foundation problems?

Will those still be viable with a conventional loan? Not too high on the cash right now and Cali homes tend be on the higher priced side.

Hey everyone,

Always looking to learn more about real estate and would like to do any type of work that may involve anything real estate related. I work full time now Monday through Friday so that makes it a little hard.

Any ideas for weekend work that may teach me more about the industry?

Got it all solved guys. Nothing bad in the writing.

Looks like the seller included a few new pages on the final disclosure about possible code violations though, so I'll be stepping back and not getting into contract on this one.

I can have an inspector out but not a government inspector from what I understand in the contract. Checking out the permits but I believe they state none were filed for the additions.

I'll probably walk away from it, going to do some more research but after reading of some other code violation and tear down stories it's got my pockets scared.

I thought I finally found something worth while but while going through and signing the disclosure I noticed that some additions to the house were listed as "built without permit" and "may not meet code". Everything looks good and looks to be built well but the added bedroom has a low 6.5-7 foot ceiling.

Since this would be my first property I'm not sure if I'm up for all this. I've read a few threads about people having to knock down the additions all together...

Any thoughts on a property like this and anything I can do before hand to check on things?
