Are most REO's sold "with no warranties expressed or implied by seller?
I understand all banked owned properties are "as is" does no warranties mean the same thing?
Even so since this is a bank owned property, the title will be transferred to the buyer with clean title correct?

I dnt no about Cali, but im in Missouri, and I just became a Realtor, and there's no rules on not being able to flip houses. There are disclosures that we always have to let others know. But again in missouri it is fine.

There is an experienced investor on here, his name is J Scott but he is also a licensed agent and he buys and flips also, hes in Georgia I believe. You can ask him for more details.

So i think it is legal anywhere,but again no idea about specifics of California.

I'm also in the same boat, 22 just graduated, getting started in trying to flip REO's. Just got my RE license to help out. But your right, when I go to my local REI club, it feels like everyone is kinda looking at me like "what is this kid doing here", because I really look like I'm 17. But yea read a bunch of books, learn from others, and work hard and we should be good :)

If i use a voicemail number (google voice...etc) instead of answering the phone from seller leads from bandit signs or direct mail, would i lose seller leads? or would this just separate the motivated sellers from the unmotivated sellers who hangup because there talking to a voicemail?

So does any have any experience with freedom soft? As a new investor starting out would this be a useful tool to get seller leads and buyers? or should I go the old fashion way of bandit signs.

How do I make a offer for a home on sale with a realtor and homes that are FSBO. Do i need a realtor to do this for me? do i just call up the homeowner?

Do you tell the homeowner you are going to assign the contract to a end buyer? Im guessing you would because the buyer will want to take a look inside the house before purchasing the property correct? would I make an appointment with the homeowner to have multiple buyers look the the property? how would this work?
