Using Freedomsoft to start
So does any have any experience with freedom soft? As a new investor starting out would this be a useful tool to get seller leads and buyers? or should I go the old fashion way of bandit signs.

I personally have never used freedomsoft however a good friend, mentor, and contributor here, Todd Toback, was really bragging about it last week. And apparently he just purchased it so you may want to drop him a note.
I'm reloading our software, which manages deals, tomorrow and like some of the other systems we have it is going to be an open source kind of thing.
With all this said you may want to dedicate your resources to other areas besides deal management until you're blowing and going so to speak.
Sometimes we can make our business too complicated.
