Im no expert but when the guy saids "if that’s the whole story" I think he maybe referring to the fact that you haven’t listed any expenses, costs of repairs (since you said older 8 units), vacencies or anything of that sort (the negative aspects). Again im not an expert but when i read your post that’s the first thing that came to my mind.

O yea sorry should of made this clear but yes I am an agent myself, and I am presenting this directly to the listing agent.

Thanks Steve, I just sent the offer and told the agent that ill give him a copyed check when we get a title company worked out. And he was fine with that. He was actully real nice about it even tho it was a low offer, but i told him he can keep my side of the comission so I think he was pretty happy.
This was actually my first offer ever submitted so I was a bit nervous but feels good now that I got that out of the way.

Do I sign the offer that I send to the listing agent, using electronic signature.
Also do I sign the check that I will be scanning and emailing to the agent as well.
check has a blank on the "pay to the order of" line because the agent doesnt know which title company it will go too, and i was thinking this could be a bit dangerous. Or should i just not send him a copy of the check unless he figues out where it goes too.
What do you guys think?

O wow ok, I'm guessing if I am flipping the property within a week, then I will probably be fine. But if I were to hold for long term is there a way I can be sure title is clear? Dnt we get title insurance from the title company?
