Sure, the website should be connected to your local MLS website but if not the address is:

www.narrpr.com

On there you can find tons of info and videos on the features of this new program. (to many to list).

I haven't browsed through all the features but I personally use what they call RVM which is a better estimated value of the house then the old AVM and also they also list mortgage and tax info on that same page when you search for a property which is a plus for me as well.

But then again I'm a new Realtor so maybe all this info is available else where, and i just haven't found them, but check it out and let me know what you think.

How do I tell seller to lower there price, when we have already verbally agreed on that set price.
Can I just honestly say I screwed up on numbers and would like an additional 5-10k off what we agreed on?

Is the tax appraisal value generally lower than market value? Is this what the banks look at when deciding what the "value" of the home.
For example If someone was to wholesale a house for 40k and the tax appraisal of the house was 70k would this be considered a good deal?

Different area different numbers, but I'd think there are 10 times more deals in residential properties than commercial. I dnt have any clue in the commercial industry but that's what I would guess.

I am also doing this right now, making 5 offers per day for retail homes, offering around 60% of what it's worth. Of course most will be denied but all it takes is one to get paid.
My terms are 1k emd, not contentment upon financing, 10 day inspection and close with in 3weeks. I'm using POF from a normal transactional lender.

Started about a little more than a week ago and had a couple deals accepted but ended up falling apart. You really have to have a good system of writing offers because even just 5 offers takes a good amount of time, and will get burnt out doing so manually. I'm hoping in a month ill get up to around 100 offers and hope to get a couple accepted.

In our realtors contract it states that we can assign the contract but not without written consent from the seller.

So thats where the assignment notice comes in, and i was wondering if the sellers are supposed to sign it or the sellers agent. But im thinking the actual sellers(owners) of the property would sign this.

The Sellers agent or the Owner themselves?
Or does it matter.
