It's very possible their private money lender doesn't have enough funds to take on multiple investors. Or maybe they feel like sharing their private money investor to a new investor could lead to disastrous results and some how end their relationship with the private money. They stand very little to gain and everything to lose in this situation, especially with a new investor.

I've only used List Source on one occasion before, but I wasn't able to find the function that would allow me to sort by owners with no debt on the house. Is it possible to sort that info and I just missed it? The closest thing I could find what on the Mortgage tab to sort by % of LTV, which obviously starts at 1% meaning they do have a loan.

I understand getting the seller to hold any paper solves all this but I'm looking for methods outside of the traditional. Are you guys suggesting there aren't private lenders willing to take a second position for better returns? I'm not willing to take on any partners so I'll look other routes if this is true.

Linda Kidsley I don't want to speak for Foster, but I believe this house sold in November, was rehabbed, and is currently on the market again for $339,000.

My portfolio lender is willing to let me into properties with only 10% down if I can keep them around 60%. This leaves me with the remaining 30% to finance. Are there many sources out there for this money given that they will have to take a second position? I'm willing to do shorter terms, interest only, higher rates, or whatever it takes to make deals happen this way. This would be in Central Florida.

What stops him from stopping the deal or changing the terms once you get to 50/50 split?

After purchasing a property, renting it, and being fine with the returns you gain appreciation and decide to leverage this property into another. Obviously you're going to increase your mortgage amount on the original house. I never see people talking about the new returns on the original property after the refi. If you're cash flowing $100/door you're almost assured to be in the red after the refi. Anyone have thoughts here? Is this talked about and I'm missing it? Do people factor this in when evaluating the deal their using the equity to buy?
