Not sure what the parking situation is but if you have the option of placing "Tenant Parking Only- All Others Towed" signs, you can keep them away from your building. Give your tenants passes to hang and the ability to call the tow company for suspicious vehicles. May not move the tenants across the road out but it will make life difficult for them.

I received a lead today from my website from a gentleman wanting me to take a look at a property he inherited.  What are some things to consider before I follow up with the seller?  Its a little out of my area but I may pursue if its a good enough deal.

Purchased my first list from ListSource.  I am planning on doing a postcard mailing through YellowLetters.  My question is, should I remove the bank owned properties from my list?

My list is:

->30% equity 

-absentee owners 

-assessed value <$100k

My market is Charleston, WV and it returned 300 names/addresses.

I was researching some delinquent land on our county tax website and came across a strip of property between 2 houses.  I assume the homeowners were unaware that this property had come up for auction or that it even existed as a separate ticket.  It's in a good neighborhood so I'm thinking that there may be some interest in it from one of the property owners.  Just wanted to get some opinions on whether or not to proceed on a purchase and possible resale.
