Avoid the naysayers.

@Jonathan Taylor You can get a 24000 btu mini split off eBay for $1k. They are effective up to 900 square ft. Call some HVAC companies and get estimates for installation. You will find companies that will only install their suggested brand. Most markup their units for an additional profit on top of installation. First question I would ask is what their hourly labor rate is. Next question would be how many hours to install a mini split. Don’t start off the conversation by telling them you will provide the units. You may get an inflated rate.

I've got a lead on a mobile home park.  The sign for the park says that it is a mobile home park co-op.  Does anyone have any experience purchasing this type of park?  Any information would be appreciated.

Filtered shade- it’s a true gray. Doesn’t look purple in different light. Use this in bedrooms Cool Sheets- nice light blue. Use it in bathrooms and laundry rooms. Semi gloss white on trim.

I would suggest driving for dollars instead of buying a list. If you are low on funds, you are probably going to be mailing the letters yourself. Am I correct? Use that time and money to walk and/or drive your target neighborhoods. Meet the people and hand out business cards. You can get 500 cards made for less than $10. Nothing fancy, just your name, number and email. You don't need a company name and logo. Just use a clip art of a house or something that relates. Post on Craigslist and the Facebook real estate pages in your area that you would like the opportunity to purchase homes in your area.

Really not too much. Just that a second owner was discovered. The seller is out of state and is aware of the person but had no idea of the split in ownership. I believe they are still trying to get in contact with him.

I've been in contract on a buy and hold since 6/1. I just found out this week through the title search that there is a second person with an equitable interest in the property. It is apparently a brother the seller hasn't heard from in 20 years. $40k purchase price $10k EM. Just wondering who has run across this and my options.

It took me 6 months to get an offer accepted. Looking back, I'm glad that my first offer ever made was not accepted. They mentioned a quote by Trump on the last podcast: "sometimes your best investments are the ones you don't make." Don't fall in love with your first deal. Take your time and analyze. My first deal was a 2 bedroom 1 bath single family. Cosmetic rehab. Cash flows around $325/month. Screen your tenants well and you'll be fine.
