Purchase a cheap motion alarm system off of Amazon. I have one with 3 motion sensors and an alarm that will wake up the neighborhood. It also has a key fob to activate/deactivate before you enter/exit the home. It plugs in, no monthly fees and you can install it in any vacant properties.

Go to your county tax website and pull all properties classified as apartment. Gather the info in a spreadsheet and start mailing.

Check the website for your local newspaper under the classifieds. Ours are posted in the legal notices section.
I would visit some local furniture stores and test out the sofa beds.
Definitely don't skimp on the sofa bed. A bad nights sleep will ruin the entire stay for your guest and may result in bad reviews.

They could self-manage and are tired of the headaches.  Could also be a ticking time bomb that's been fully depreciated by the owner and now needs a ton of upcoming maintenance.
