We have two long term rentals and two seasonal rentals. For the two seasonal rentals in Maine, we do weekly rentals during the summer, and then we rent them from September or October to the end of May. We've had great luck finding well qualified tenants. We use apartments.com and because I'm a realtor I also often have clients or other agents asking me for temporary housing for their clients. Last September, when I put our lake rental on the market we had over one hundred people reach out through fb marketplace and 33 on apartments.com within the first 48 hours. I had to take down the ads because I couldn't handle everyone.

I use Sherwin Williams Satin finish on walls because I think that sheen is easier to clean versus eggshell. The trim gets semi-gloss and ceiling flat.

 My husband and I have two properties that we used second home loans and in both cases my lender knows that we also rent out to help cover the costs. You just have to spend so many weeks there to be considered second home. In both cases, we only put 10 percent down. I'd be happy to share my lenders contact info with you. She works for Annie Mac and they're a national lender. Good luck!

Hi Nick, after a while you can find it on the town's tax assessor website. Usually I can find the price on the MLS unless it was an off market sale. I'd be happy to look something up for you if you send me the address.

Great question! I'm definitely interested in what others have to say. I'm wondering the same thing. For the past two years, our accountant has told us to run it personally so that it will be considered passive income but I wonder what the benefits are of running it through our business.

Hello Vysakh, If you're focused on cash flow, then you're most likely going to find multifamilies in L/A that will fit the bill. Although I would also keep an eye out in the Brunswick and Westbrook. Because Westbrook is such an easy commute to Portland, the rents have gone up tremendously. I manage my own properties so I don't have personal experience with any of the property managers in the area but I can help you out with the rest of your team. I have an extensive list of vendors and my go to handyman started his own business a couple of years ago and is still building his business and would be open to working with you.

Hello Vicki! I’m also from Maine, living in Gorham. Our Maine investment properties are in westbrook, old orchard beach and little Sebago Lake. I just started researching areas of Florida to invest with hopes of being a snowbird someday too. We’ve focused on single family homes because of my husbands comfort level but seeing the success he’s beginning to warm up to the idea of multi families too. What part of Maine are you in?
