That's great to learn Jason! Things must have turned around quite a bit in November and December. I read this from the Forbes article from 10/28/20. https://www.forbes.com/sites/p...

"Year over year, Manhattan apartment rent rates are down -10.4% on average, according to Realtor.com. Studios are plummeting, at -15.4% year-over-year. On the sales side, the data are even more bruising. As of September 1, the average median sales price for condos and townhomes in Manhattan year-over-year has decreased -24.3%. Closed sales have dropped -37%, even accounting for the decline in prices.

Brooklyn’s short-term outlook is even worse. The median sale price year-over-year for condos has fallen -17.9%. Closings are down -53%. Single-family homes have slipped similarly, -13.1% and -29%, respectively."

It never ceases to amaze me how things can change so quickly.

Hi Reed and Collin, Congratulations on your senior year at Bowdoin! My family has spent a lot of time at Bowdoin because my husband is alumnus, Class of '94. He was still playing in the basketball alumni game until the coronavirus. We use to own a co op apartment in NYC before moving back to Maine. Just over the few years that we owned, we had enough equity to be able to buy a much larger home in Maine. 

Your observations of the current Maine and NYC real estate markets are on point!

Just something to think about....with the significant decrease in values in NYC, I wonder if you could buy low, maybe even renovate while you live there and then when values go up again do a cash-out refinance to purchase an investment property down the line in Maine. And if you're lucky you'll hit the market right when it's more of a buyer's market here.

Hi Kyle, Count me in too! I would love to join a group through zoom. I became a Realtor a couple of years ago because I wanted to be able to represent me and my husband. I ended up falling in love with the career and helping others. We own our home in Gorham, one property in D.C. and one investment property on Little Sebago. We'd love to expand buying more camps in our association on Little Sebago and buying single families in the Greater Portland area and I'm also considering the Auburn area and Lewiston (around Bates College). Looking forward to brainstorming with other like minded investors! TY!

Hi Ted, I took my Sales Agent course with the Arthur Gary school in Westbrook and had a good experience. I took my associate broker's course with Ed Getty of the Real Estate Learning Group and he was great! Originally, I became interested in becoming a Realtor to be able to represent myself in buying investment properties but I fell in love with this career! It's very rewarding in so many ways but especially relationally and financially. Wishing you and your family the best of luck in your move to Maine!

Congratulations!!! That is a major step under your belt.  Don't be surprised if the appraisal takes a little while longer than you imagine. I currently have 6 homes under contract in southern Maine and the appraisals have been taking longer than usual. It may have something to do with the large amount of people refinancing in the past couple months.

Hi Laura, I use to live down by Willard Beach. I went to Henly School (it's a condo now), Small School, Mahoney and SP HIgh School, although I ended up graduating from Lewiston High School. I'd love to connect with you sometime! I'm a REALTOR with Coldwell Banker. Although our family has investment property out of state, I'd also really love to invest right here in Maine too. Good luck with getting your license! Hello, Yes it very well could have been sold and just never put on the MLS. I actually have a listing right now that may never go on the MLS because the seller knows the buyer and doesn't want to put it on the MLS.

Hi Timothy! I live in Gorham. We have investment property in Washington DC but I'm hoping to invest in Maine property soon. I'm looking in either the Saco/Biddeford area or L/A. I've lived in South Portland, Westbrook and Lewiston and our family had a camp on little Sebago growing up.

I'm a real estate agent in southern Maine for Coldwell Banker. All of the offers I've received on my listings have come with the purchase and sale, initialed disclosures and deed and almost always with a pre-qualification or pre-approval letter.
