Hi Patrick.  Im a new agent too.  I got my license Feb 10, then started training with my brokerage February 24 to Mar 6.  From then it’s a lot for me to chew regarding valuable training they offer.  Then we have to shelter in place.  Which gives me some breather.  Before shelter in place occur I was able to set up my FB business page but not invited anybody yet to like my page.  When they announce shelter in place, that’s when I get busy on my page.  Until it’s ready to launch.  Once I launched I launch, I have to think of what would be my content everyday.  I decided to publish my colleagues listing one property a day.  I automated it.  My goal is to let my friends know what i do now.  Then i kept myself busy on contacting one by one who liked my business page just to connect and personally thank them.  From there i found that 4 of my friends are thinking or just waiting to stabilize the situation then they are ready to buy.  People love viewing some houses that’s why I post everyday, from there i get some interaction.  I am also busy setting up my data base and my CRM.  In between I watch and attend live webinar.  Also practice the trainings too.I am thankful we have this shelter in place.

Hello.  Here is my two cents.  Even before Covid occur, I always have my plan B.  My plan B is get a job, when you have a job you will meet a lot of people, this way you are adding contacts to your database.  Build relationships while working and earning your daily bread. Yes lot of businesses are closing temporarily but there are still essential jobs in there.  Since you are in panic mode right now, you need to get busy.  Get a job in Amazon, Grocery stores or those platform where you deliver their groceries.  In short get an essential job, at the same time prospect when you meet new people along the way.  Maintain your license. Just stay healthy and safe.  May your immune system be stronger than your anxiety.

Im about to take my exam on Feb 10.  Allow me to impart what I’ve learn (to help me remember it too on monday).  

Basic characteristics of value:

Demand – there must be a demand for the item and the purchasing power to acquire it
• Utility – the item must be needed or wanted
• Scarcity – there must be a limited supply
• Transferability – the item must be able to be sold ownership rights must be transferable

I guess the demand reign supreme when we determine the value.

Follow your heart but it wont hurt if you have Licensure under your belt to be eligible to receive referral/commission (legit). If you live your full time go for it and build relationship.  Our instructors advise us to keep our license active while having a full time job to be able to refer and earn commission.

If you don’t find yourself using your license in Cali, check out how to retain it in inactive status.  It’s probably cheaper to keep it inactive so that you won’t lose your license.  Check your REcommision for more details.

You are being nice.  I think she needs more than an agent.  She needs a mentor to motivate her to increase her income to be able to afford to live there.  May be link her up to social worker to map her life.  Chances are she will not forget you once she succeeded.

Im in Texas, if you dont plan on using it yet you do not need a sponsorship but tour license is in inactive status.  Now if you plan to be compensated and from side hustle example referral need to have active license and sponsored by a broker.  Find a broker that does not have monthly fee for membership with them. The one that im considering to join is just transaction basis. Therefore no pressure.

Good Question Dan.  If it’s a material defect and not disclose on the first place, can they amend the seller’s disclosures based on the failed inspection or fix the material defect?  Am about to take my Licensure exam and trying to learn the situational questions.

Hi Nathan.  Thanks for clearing that up. Not licensed yet.  Same point, I would take the RE education to be more knowledgeable.
