I'm seeing this as well - I recently had a seller select an offer with a lower price over mine, and I think its because the other offer dropped the appraisal contingency. I haven't run into escalation clauses yet.

@Ryan Blackstone, are there particular areas of NWA, or price points, where you are seeing these come into play?

Hi Tyler, I’m a investor in Hot Springs. I regularly check agent listings of course, but I also check owner listings on Zillow.com. If your family member is committed to listing by owner than I’d definitely recommend that it be listed on Zillow.

@Christian Buechel I don't have any small claims experience, but if I were in your shoes, I would pick up Nolo's Everybody's Guide to Small Claims Court. I've read their book Every Landlord's Legal Guide and found their chapter on representing yourself in small claims court to be a clear and concise (if brief). I expect the book specific on the topic would be good as well.

I wish I had personal experiences to share, but if you are a reader like me, this might help!

Hi Remone - I'm an investor in Arkansas, and I'm also searching for a CPA who specializes in real estate. Personally, I want a firm who will help me create a plan for the year(s) ahead and aggressively minimize my tax burden. I've spoken to several firms over the last few months, and here is my short list. All of these were recommended to me by other real estate investors.

Landmark has several offices in Arkansas. I spoke with Michelle Lewis right before Christmas. She demonstrated a deep understanding of the tax advantages of real estate. We covered LLCs and cost segregation/bonus depreciation during our call. I was particularly happy that she asked a lot of questions about my situation, and I found her to be an excellent communicator.

Mauldin Vaught is based in Fayetteville, Arkansas. When I called the office James Hawk, a staff CPA, picked up the phone. He answered my questions right then and there. I was impressed to get ahold of a CPA so quickly. James was easy to talk to and an excellent communicator. We covered 1031 exchanges, cost segregation/bonus depreciation, and how to classify as a real estate professional on our call.

This firm is not based in Arkansas, but they work with real estate investors across the US. I first found them on a podcast and was impressed with their focus on minimizing tax burdens for investors. Subsequently they were recommended to me by an investor in Arkansas. I have a call scheduled with them tomorrow.

My goal for 2021 is to add $40,000 in net income to my portfolio with 20% cash on cash return. I'll be looking at SFH and small MFH in NWA (Rogers, Fayetteville, Springdale, etc).

I'd like to hear more about what investors in Northwest Arkansas are doing. I'd particularly like to see ride-alongs and deal diaries, but I'll take any stories from investors if they are talking about Northwest Arkansas.

Do you know of anyone investing in Northwest Arkansas and sharing publicly about their activities? Please share! Blogs, youtube channels, facebook pages, instagram accounts, etc would all be awesome!

I posted this in the Fayetteville subforum, but I'm interested in stories about investing anywhere in NWA. This could be Bentonville, Rogers, Springdale, etc.
