We bought out first property in October this year in Arkansas.

A 3/2 SFH in Cabot, AR. Buy and hold.

Found on the MLS, conventional 20% down, in 'ready to rent' condition.

Had it tenanted <1 month after closing. Monthly rents are at 0.9% of purchase price (including closing costs).
