Post: Real Estate transfer tax on assignments?

Hi all! I am working on my first assignment. In trying to find an investor friendly title company, I was asked if I was aware that there is a 2% realty transfer tax. I am not doing a double close but just assigning the contract to my end- buyer (yes- it does state in my contract my name and/or assigns). Is this typical and should I stick to this title company and learn my lesson that no one talks about, or should I move on to try and find a different title company? I guess I am confused because I was not aware of this and thought I had it down...

Try to get together with an investor friendly Realtor from the area. Ask what the hot spots are, what people are buying and how much they're spending. They should be able to point you in the right direction. If you aren't planning on using one to work with right now, maybe you can work something out so you have something to offer them in exchange for their time. Example: I had a Realtor at one point that was new offer to exchange me comps for leads...

I think the bulk of it is really in the contract you signed. Do you have an out or an inspection clause?

Hi Pedro!

I am also very new to this but if you look through the forums, you will find this question is asked a lot. The short answer though is no- you don't have to have your license to wholesale. The reason is, you are not selling homes, you are selling the rights to a contract. There are many opinions however on if you should or shouldn't. I suppose it is really up to you and your goals of what you want to do. I am just starting and have gone through about 20+ realtors and still haven't been able to find one who is experienced and willing to work with me and help guide me. I suppose I can't blame them though- it's not their responsibility to make sure I know what to do! I have found one realtor who I am working with that has done her best to do what is needed but she is also still relatively new so we are learning a lot together. I have contemplated getting my license though just to be able to have access to the MLS and other information that could help. It is a slippery slope though and I think the main thing to remember is to disclose, disclose, disclose and have a good understanding of what you're doing before going out and starting!

Post: Bandit Signs for Lead Gen... Bad Idea?

I may be out of line as I am very new to this. However, in a book I just read it states that one of the best ways to attract new buyers was to use bandit signs. To be totally honest, this was a huge turn off to me and I will not do it. I would rather put myself out there and take a longer period of time to build an honest, credible business than get buyers in by doing something that in my mind is essentially "tricking them." The bottom line for me is honesty is the best policy and perhaps I may not get as far as fast as others who are willing to sacrifice quality and ethics but in the long run I feel that it is worth it to be credible. I am in it for the long haul and am willing to do what it takes to make a positive impact. I think that using bandit signs is just another way to do something cheap and fast however it is a marketing strategy and I guess the bottom line is what do you want from your business?
