Wholesaling out of my Area

I'll be traveling a couple hours out of my area in an attempt to find investment friendly neighborhoods. I live in an over-inflated area of CA and I'm looking to wholesale my first deal in a more affordable area of the state where it might make more sense for cash investors to invest.

What should I be looking for in those neighborhoods? What would be the most efficient way to locate these areas while I'm in town?
