@Ramada Evans You have CSU and FRCC for a college student population and then 2 Hospitals in Fort Collins. Not sure you are into Greeley, but both Greeley and Weld County have no regulations on STR's yet.

See if one of these types of professional cleaners (bioremediation experts, forensic cleaners or crime scene cleaners) is in your area. If anyone can do it, they can.

I would add reviewing what unique stays are already present in the area too. I would search Airbnb by the type of unique stay in the area you are wanting to set up and select all the options. If 20 yurts pop up, I would consider something that had less quantity so it really becomes a monopoly on a unique stay. Also, there is the potential to have categories not represented and I would consider those assuming the city/county allows for that structure. You'll be able to zoom out on the map (airbnb) and ideally see where your potential competition location proximity is and what their setup/decor is like.  I attached an image of Airbnb categories to help your research.
