Can anyone recommend a good management company for a small apartment complex (12-30 units) in the Fort Worth area?

There are a few things you can do to overcome this obstacle. 

1) Take a Grant Cardone approach and sell something to make a lot of money in a short amount of time. Perhaps become a real estate agent or wholesale properties. Save as much of that money as possible and then invest it.

2) Syndicate the deal. Use OPM (Other People's Money). This will require you to pitch your investing plan to accredited investors. 

People have been successful with both strategies, so it's really up to you.  Good luck and hopefully we'll meet soon at a meeting!

@Scott Ewell Do you plan to use that attorney for your deals as well or is he strictly just helping you set up your LLC? Have you had any luck with finding any other professionals for your team?

Hello BP! 

I am a new investor who is looking to grow my team. I'd like to invest in the DFW (Fort Worth, Keller, Grapevine, Colleyville, Plano) area and am looking for my first deal to be 16-30 units that is B or C class with ad value. Can anyone recommend any of the following:

- Commercial Real Estate Attorney

- Commercial Real Estate Accountant

- Title Insurance Agent

- Commercial Mortgage Broker

- Contractor/Engineer/Architect

Any help would be greatly appreciated, as I'd be shooting in the dark if I just started googling these professionals.

I watched a video recently on a guy whose strategy in choosing a multifamily investment location is to find slower job growth. His philosophy is if wages are stagnant, then there won't be any raised rents and therefore, there won't be any merchant builders adding new product to the area. Thus being one of the only good renting options. 

Now on the same token, I've also seen that in choosing a location, you should make sure there is job growth and population growth. 

So my question is what are the pros/cons of both methods? I'm not even sure the first option is a good strategy so I'm anxious to get people's opinions!

Before speaking with a commercial broker, is it imperative you know the exact location you'd like to invest in? By that I mean, do you need to know specific submarkets or can you just have certain cities you're interested in and then research the locations later when there is a potential deal?
