I have used Mailchimp but just recently moved over to Active Campaign. I've found in terms of automation, Active Campaign is a lot better. It's also very user friendly.

Just an initial observation, your expense ratio seems quite low. Does your PM company think they can operate it like that? I'd check with them to see what they think.

As @Alina Trigub mentioned, it sounds to me like you prefer to be a passive investor given your past with TK rentals and thoughts of investing into syndication deals. However, the choice is really up to you and your goals. Do you see yourself active or passive in this business? @Taylor L. made a good point. You don't necessarily have to choose. Why not do both?

@Julius Gonzales I think it depends on the investor but for me personally, I think it very much matters. Location is an important factor if you want to mitigate risk during a recession and it's also an important factor to consider when you look at your exit strategy.

Have you figured out if you want to be active or passive?

Assuming you want a more active role, the best places to learn would definitely be on here networking with people. You can also join your local REI groups. A mentor would help as well once you get more defined in the type of real estate investing you'd like to do.

High crime area, 35% vacancy, no management. Seems like a lot to take on from out of the area and being unfamiliar with the market.

SFH and small multifamily properties are considered residential and are a different ball game than the commercial assets (5+ units). Which one you start with all depends on your comfort level and you can get there either way. I know a lot of people in the commercial space who started out in residential. For me, I went straight to commercial. My advice would be to find a good mentor if you choose to go this route.

@Jeff Ostreim Are these high cap rates in good markets that have population growth and diverse jobs? Like a lot of other people on here mentioned, be sure you're confident with the location. 

I'm in agreement with @Diane G. that a recession is coming so I'd be mindful of that as well.

@Charlotte Dunford I have found that the people I speak to who mention the stock market are simply unfamiliar with real estate. They don't understand the benefits it can provide. It takes education on your part to fill them in.
