@Angelo Russell, I would have to agree with @Michael Bishop that you should know the difference between JV and Syndication. From your question, it's not totally clear which one you're looking to accomplish.

Aside from that, it's great that you want to partner up with someone as a way to get in the game. My advice before that though is to get extremely clear on your investment criteria. For example, you said you were looking for "a decent cap rate." What does that mean to you? 6%, 8%, 10%?

Getting crystal clear on these things will help you not only find the right partners to do deals with, but also help you to communicate better to brokers and to your potential investors.

They type of loan you'll be looking at depends on the number of units you decide on. Looking at 4-8 units puts you in a category of both Residential and Commercial.  Multis of 2-4 units will be treated as a residential property and so the acceptance of a loan will depend on your income/credit/etc. Now unit sizes that are 5+ will put you in the commercial real estate space. Getting a loan for these typically depends less on your income and more on the net worth of everyone signing on the loan and the deal itself. I'd recommend speaking to a mortgage broker who can explain your options. All of this to say, I think if you want to get an investment done before you are done with school, it's definitely possible.
