Why is it so hard to find an insurance agency that can provide insurance for 9 rentals in LLCs, umbrella policy for all of them and do this with in a reasonable cost? Im am better off keeping my properties out of an LLC and not putting them together with one agency. Why does it cost more to have LESS coverage if you go commercial? I get more coverage for less $$ if there not commercial, BUT I want the umbrella policy. Anyone with experience navigating though insurance and hours sitting on the phone trying to beg someone to quote my biz. Thanks!

I am being audited by EPA right now and looking for a lawyer that understands this LBP rules... IT DOES HAPPEN PEOPLE... I rehab homes maybe 2-3 a year on average...I'm sure that its going to be a long road ahead!

I flip homes and have been the GC on the projects, I would like to find a contractor/partner to share in the profit and in exchange manage most of the GC work, while foating his labor until the house sells and receiving a % of the profit. I will still be part of the project but not have to be on site everyday. Looking for a contract that provides both parties with expectations and legal verbage. Any experience/recomendation?

Hello BP People!

I am a investor in Michigan and thinking about attending this conference BUT want to see what type of gathering it is... Ive attended other ones in the past that are really just one big sales event. I am NOT interested in this! I would like to LEARN not BUY seminars. I am a landlord and flipper just looking to expand my knowledge and learn from others. I would have to fly to Denver, pay for the conferance and three nights in a hotel plus expenses. To the people who have attended is THIS WORTH the time and money? ( plus I have to bring my husband :)

A little about me... I own 9 units and have rehabbed 5 homes... just looking to expand my knowledge on REOS

HI... so I have 40K from three private money investors. I will be buying a house rehabbing it then selling ( hopefully with in six months)

I will be giving 9% on the money borrowed.

On the two larger investers I will be providing two houses I own free and clear as collertal.

The third is being backed with a car.

SO now what type of contracts do I need?

I won't be making any payments until I sell the house.

I will give a least one years interest, BUT have the loan set up to go two years if I don't sell it the first year.

Help! :) I've looked at mortages, promissory notes and other docs nothing seems to fit what I am looking for.

I will not be making payments, and will only pay when its sold or within two years and I would like to not RECORD anything I do... ;) ( ie a mortgage)
